Dual occupancy in Found
Last updated: October 21, 2026
Overview
Dual occupancy lets one room hold two residents at the same time. In Found, each room has a number of effective beds, set to either:
1 bed · single occupancy: one resident at a time.
2 beds · dual occupancy: two residents can stay in the room at the same time.
When a room is set to 2 beds, Found treats each bed as a separate place. You can book two residents into the room for overlapping dates, and Found counts both beds in room statuses, availability and occupancy reports.
Before dual occupancy, homes often recorded a shared room as two separate rooms, such as "Room 1A" and "Room 1B". Where that's switched on, Found can merge those pairs back into one 2-bed room (see "Merging two rooms into one" below).
Where to find it
Operations › Rooms shows every room across your locations.
Locations › [your location] › Rooms shows the rooms in one home.
A room's page › Details tab has the Effective beds row. This is where you see and change the bed count and view the bed history.
In the rooms table, a 2-bed room shows a 2 beds tag and an Occupied beds count, such as "1 of 2". You can also filter the table by Effective beds (1 or 2).
How to set up a dual occupancy room
When you create a new room
Go to Locations › [location] › Rooms and select Add room.
Fill in the room details.
Under Effective beds, choose 2 beds · dual occupancy.
Select Create room.
When you change an existing room
Open the room and go to the Details tab.
Next to Effective beds, select the edit (pencil) icon. This opens Change effective beds.
Choose 2 beds · dual occupancy, or 1 bed · single occupancy to reduce the count.
Set the Effective date. This can be today or a future date.
Select Save.
A change with a future date is scheduled. The room then shows "Effective beds will change to X from [date]". Every change is kept in the room's Bed history and shown on the room Timeline.
How it works
Booking a resident into a shared room
When you pick a room for a booking, rooms that already have one resident show Sharing with [resident name].
Once you select a shared room, Found shows: "This room will be shared with [resident name]".
A 2-bed room can take a second booking for overlapping dates. It can't take a third: Found blocks it with "Room is not available for the selected dates".
Room statuses
Status | Meaning |
|---|---|
Vacant | No one is in the room |
Partially occupied | A 2-bed room with one bed taken and one free |
Occupied | Every bed is taken |
Closed | The room has an active closure |
A room with a free bed (vacant or partially occupied) is treated as available.
Closures
A room closure applies to the whole room, both beds. While a room is closed, it can't take new stays.
Target weekly fee
The target weekly fee is per bed, per week. A 2-bed room's target is twice the amount you enter.
Occupancy insights weight the average target fee by beds, so a 2-bed room counts twice.
Occupancy reports
Reports use each room's effective beds on each date, including any past or scheduled changes. Changing the bed count therefore affects occupancy rates from the effective date only.
Billing
Each resident is billed through their own booking, so sharing a room doesn't merge the two residents' invoices or subscriptions.
Rules
A room can have 1 or 2 effective beds, no more.
You can't reduce a room to 1 bed while two bookings share it on or after the effective date. Found shows: "Can't reduce to 1 bed while two bookings occupy this room. End or move one of the bookings first, then change the effective bed count." You can also choose a later effective date.
A 2-bed room can't hold more than two overlapping stays.
A closure blocks the whole room, not one bed.
Merging two rooms into one (only for workspaces that have room merging turned on)
On the room page, choose Merge a room into this one.
You can only merge two 1-bed rooms on the same floor and in the same location.
The room you merge in is archived. Its room assignments, closures and history move to the room you started from, and both beds use that room's target weekly fee.
A merge can't be undone.

Frequently asked questions
Q: What does "effective beds" mean?
A: The number of residents a room can hold at the same time. Set it to 1 for single occupancy or 2 for dual occupancy.
Q: Where do I change a room to dual occupancy?
A: Open the room, go to the Details tab, and select the pencil icon next to Effective beds. Choose 2 beds · dual occupancy and set the effective date.
Q: Can I schedule a change for a future date?
A: Yes. Pick a future effective date and the room shows the upcoming change until it takes effect.
Q: Can a room have more than 2 beds?
A: No. Found supports 1 or 2 effective beds per room.
Q: Why can't I change a room back to 1 bed?
A: Two bookings share the room on or after the date you chose. End or move one of the bookings, or pick a later effective date.
Q: How do I know a room already has someone in it when I'm booking?
A: The room picker shows Sharing with [resident name], and you get a notice that the room will be shared once you select it.
Q: What does "partially occupied" mean?
A: A 2-bed room with one resident and one free bed. It's still available for another booking.
Q: If I close a shared room, does it close both beds?
A: Yes. Closures apply to the whole room.
Q: How is the target weekly fee worked out for a 2-bed room?
A: The fee you enter is per bed, so the room's total target is twice that amount.
Q: Will changing beds affect my occupancy reports?
A: Yes, from the effective date onwards. Earlier dates keep the bed count that applied at the time.
Q: We used to set up shared rooms as "1A" and "1B". Can we combine them?
A: Yes, if your workspace has room merging switched on and you're an Admin or Manager. Both rooms must be 1-bed rooms on the same floor. The merge can't be undone.
Q: Who can set up dual occupancy?
A: Admins and Managers on Found Pro with the Occupancy module. Staff can view rooms but can't change them.
